Does it work today?
The property must make financial sense using its actual income and realistic operating expenses. We don't need projected rent increases, expense reductions, or future cap rate compression to justify the purchase.
We look at what a property earns today, what it costs to operate, and what remains after the debt is paid. The potential matters. But the numbers have to work before we count on it.
Money Stone is a multifamily real estate investment firm focused on identifying acquisitions where the fundamentals support the investment from day one.
Our investment philosophy is informed by approximately 15 years of experience in financial markets, spanning portfolio management, securities underwriting, capital markets, and public and private investments across multiple asset classes.
We bring that analytical discipline to multifamily real estate, focusing on fundamental value, sustainable cash flow, prudent financing, and the preservation of investor capital.
We underwrite reality. Not possibility.
Every property has a story about what it could become. We start with what it is. These are the questions that guide our initial evaluation.
The property must make financial sense using its actual income and realistic operating expenses. We don't need projected rent increases, expense reductions, or future cap rate compression to justify the purchase.
Existing cash flow must support the financing without depending on renovations, higher occupancy, or future improvements.
A property can cover its expenses and debt and still be a poor investment. Cash-on-cash return matters. We measure what remains after the obligations are paid.
We think about the next owner before we become the current one. The property should still make financial sense to a future buyer, without leaving them with problems we've simply postponed.
If the numbers only work when everything goes right, the numbers don't work.
Investment Strategy
We look for established multifamily properties where the income, purchase price, and financing make sense together. Our focus is on building value while putting investor capital to work responsibly.
We focus on existing apartment communities, generally with 32 or more units, primarily in Florida and select Southeastern markets. Scale helps reduce the impact of individual vacancies and supports more efficient property operations.
We independently examine market rents, occupancy, operating expenses, and actual cash flow. We want to understand what a property earns today, not simply what a seller projects it could earn.
We seek properties priced to reflect their current financial performance and physical condition. Improvements can create additional value, but the investment must make sense before counting on them.
Our goal is to generate attractive returns for our investors without taking unnecessary risks. We use financing thoughtfully so investors don't have to commit more cash than a property requires, while making sure the property's income can comfortably support its debt.
We don't need a perfect property. We need a price that reflects the property we're actually buying.
Money Stone / Investment PhilosophyOur Process
A property's financial statements tell part of the story. Its physical condition, future expenses, and ability to perform under changing conditions tell the rest. Our due diligence is designed to understand both before investor capital is committed.
We examine leases, rent rolls, collections, occupancy, and operating history. We independently compare rents with the local market and verify expenses, including property taxes, insurance, utilities, maintenance, and management costs.
We assess the condition and remaining useful life of major building systems, including roofs, plumbing, HVAC, and other infrastructure. Where necessary, we obtain independent inspections, contractor estimates, and insurance quotes to establish realistic costs.
We identify anticipated capital improvements and evaluate when they should be completed, what they will cost, and how they affect the property's value. We don't want deferred maintenance to become an unpleasant surprise for our investors or the property's next owner.
We test the investment against lower occupancy, higher expenses, unexpected repairs, financing changes, and less favorable resale conditions. The goal is to understand how much room the investment has for things to go wrong.
The price we pay should reflect not just what a property earns, but what it will cost to own.
